Mixed-Use Industrial
With mixed-use industrial, you have adaptable industrial properties that may combine multiple types of space. For example, it may have warehouses and space for offices and retail. It could be one building or spread across a larger complex. Tenants can easily reconfigure the space for multiple uses, making these properties highly versatile. Investors often find mixed-use properties appealing because of the broad possibilities and wide potential tenant base.
Data Centers
Data centers are large industrial properties that businesses and other organizations use to house equipment that stores or processes data. These facilities are critical to businesses in industries like telecommunications, digital storage, and cloud computing. Data centers typically require significant electrical infrastructure to power servers and cooling systems. They also have backup generators to guard against power outages.
Self-Storage Facilities
Self-storage facilities rent secure storage space to individuals and businesses. Some may have indoor facilities with individual storage spaces, and there are also drive-up units. Self-storage facilities may also offer specialized features like climate control for sensitive items. Common features often include 24-hour access, on-site security, access control systems, and surveillance cameras. Also, boat or RV storage where boating or camping are popular.
Distribution Centers
Logistics networks rely on distribution centers to store and move goods and materials around. Common examples include networks for grocery stores and online retail delivery. These facilities are crucial in supply chains and ensure goods reach places like retail outlets or consumers’ homes. Distribution centers are similar to warehouses and typically have vast indoor storage space and high ceilings. Bays for loading and unloading are also standard features. Some may also have specialized equipment for sorting and packing items.
Energy Facilities
Energy facilities are a highly specialized type of industrial real estate. These facilities produce, distribute, and store energy. They could include everything from gas or coal power plants to renewable energy facilities like solar or wind farms. These properties require large land areas and are equipped with specialized infrastructure to produce and distribute energy. Energy facilities are also strategically located to access the grid or other vital infrastructure.
